12South lands San Francisco clothing retailer

Marine Layer to take space last home to Corner Music


Officials with San Francisco-based clothing retailer Marine Layer are eyeing a December opening in the 12South space long home to the soon-to-move Corner Music.

With 36 stores nationwide, Marine Layer offers what it bills as “absurdly soft” West Coast-style casual wear, according to a release.


The space at 2705 12th Ave. S. will be the company’s first brick-and-mortar store in Tennessee, with the shop taking about 2,100 square feet of the 7,090-square-foot building. In the Southeast, Marine Layer has stores in Atlanta, Birmingham, Lexington, Miami and New Orleans.


"We fell in love with 12South when we were down visiting Nashville a few years ago and have been hopeful we could open a store there ever since,” Michael Natenshon, Marine Layer CEO, said in the release.  “The neighborhood has a great vibe that is really reflective of the unique nature of Nashville, and we're excited to be a part of it.”

Terms of the lease with owner Corner Partnership are not being disclosed. Andrew Maxwell, an advisor with Nashville-based OakPoint Real Estate, represented the tenant in the transaction.


“Marine Layer is a perfect fit for the 12South neighborhood,” Maxwell said. “Their team loved the energy and walkability of the area, and everyone is eagerly looking forward to the store’s opening later this year.”



Corner Partnership is a local entity that has developed various area sites and is planning a W Hotels project for The Gulch. Co-founding partner Mark Bloom said at the time the entity did not have plans to redevelop the two parcels with a new structure but, instead, will upgrade the existing buildings.


The acquisition price of the two properties was $7 million, according to Metro records.

Fork’s has since moved to Wedgewood-Houston. Corner Music has not yet announced an official opening date at its future home at 3048 Dickerson Pike.
