12South building housing Draper James sells for $16.44M


Nashville’s Howell brothers sell to partnership known for its 12South Collection building


The 12South commercial building housing Reese Witherspoon-founded fashion retailer Draper

James has sold for $16.44 million, with the new owners having previously developed within the

popular mixed-use district.


The building offers an address of 2600 12th Ave. S. and is part of two parcels related to the transaction. The other parcel is located at 1113 Montrose Ave. and serves as surface parking.


In addition to Draper James (Witherspoon sold the business in 2023), the building also accommodates Christie Cookie Co. and Summer Classics (which sells furniture). The portion of the

structure with Summer Classics previously was a standalone building recognized as the long-time home of Becker's Bakery.


According to a Davidson County Register of Deeds document, the new owner is an LLC affiliated

with Dallas-based companies Ignite Realty Partners (Mark Masinter, Stephen Summers and Sam

Loughlin). Those three teamed with Nashville-based Laulima Development (David Bouquillon) to

develop a 12South site previously home to 21st Century Christian Publishing Company and

Bookstore with commercial building 12South Collection (read here). The latter is home to Alice and Olivia, Jenni Kayne, Vie Style House and The Henry, among other businesses.


The seller was The Shop Trust LLC, which includes Nashville’s Howell brothers. C.A. Howell &

Company has been active in 12South since 1939, owning multiple properties. Pat Howell said the

company — which operates its office at 2704 12th Ave. S. (a building housing the first Edley’s and

adorned with the “I Believe In Nashville” mural) — will remain operational in the neighborhood.

The Howells acquired the just-sold property in 2004 for $705,000, according to Metro records, and later had the portion of the building accommodating Draper James and Christie Cookie Co. (and previously surface parking) constructed in 2015. Nashville-based Pinnacle Financial Partners

provided financing for that undertaking.


"We give a great deal of credit to Pinnacle Financial Partners and Jerry Hampton for their expertise, local knowledge and willingness to support our efforts," the Howells emailed the Post.


C.A. Howell & Company's experience within 12South includes brokering lease and sales

transactions and renovating buildings with tenants including White Bison Coffee, Corner Music,

Fork’s Drum Closet, Marine Layer, Madewell, 12South Dental Studios, Fahrenheit Yoga, Buck Mason, Cooper's and The Filing Station.
